The streets between Lower Broughton Road, Seedley Top, and the Sally Loom mill site form one of Salford's most architecturally intact surviving Victorian housing clusters. Many of the houses here sit inside the borough's network of conservation areas, and several terraces are attached to Grade II listed buildings. If you own one of these properties and want a modern, warm, dry interior, the drylining question is not a normal one. Standard foil-backed plasterboard can trap moisture in solid 9-inch brickwork, damage original lime finishes, and quietly invalidate a listed-building consent.
This guide explains how we approach conservation-area drylining in Summerfield and Seedley, what Salford City Council's conservation officer typically expects, and the breathable, lime-compatible board systems we use on M7 projects so the building keeps working the way it was designed to.
Why Summerfield and Seedley Terraces Need a Different Drylining Approach
The terraces that line Duchy Street, Huxley Avenue, Seaford Road, and the side streets off Lower Broughton Road were built between roughly 1870 and 1905. The walls are solid brick (no cavity), the internal finishes are lime plaster on lath, and the chimneys are shared. The fabric breathes, and that breathability is what keeps the brick dry. Seal the inside with a vapour-tight foil-backed board and the moisture has nowhere to go, so it migrates outward into the masonry, then back inward as condensation on cold surfaces, then into the timber laths.
The visible symptoms of getting this wrong are familiar to Salford landlords:
- Black mould appearing on bedroom external walls within the first winter
- Bubbling paint and blown plaster around chimney breasts
- Damp readings spiking at the base of internal partition walls
- Rotting skirting boards and rusted angle beads at low level
The fix is not a stronger vapour barrier. The fix is a board that lets the wall keep breathing.
The Lime-Friendly Board Systems We Use on M7 Conservation Projects
Three systems suit the Salford conservation terraces we work on. None of them are foil-backed, and none of them need a continuous polyethylene vapour control layer on the warm side of the insulation.
1. Wood-fibre insulation board on a timber batten
A 25-40mm wood-fibre board (such as Pavatex or Steico) fixed to a treated timber batten mechanically anchored into the brick, with a 22mm lime-bonded plasterboard or a lime plaster skim on top. This is our go-to for the Duchy Street / Huxley Avenue end of the conservation area where the brick is in good condition and the original lath is mostly intact. The system adds roughly 60-75mm to the wall and lifts the U-value of a 9-inch solid brick wall from around 2.1 W/m²K down to about 0.55 W/m²K, comfortably meeting Part L for existing dwellings.
2. Lime-bonded plasterboard direct dot-and-dab
Where the wall is plumb and the existing lath has been stripped back to bare brick, we use a lime-bonded plasterboard (such as British Gypsum Gyproc Habito or Knauf Aquapanel with a lime skim) bonded with a breathable lime-based adhesive rather than standard gypsum dot-and-dab. The board still goes on with dabs, but the dab compound is lime, not gypsum, so any residual moisture in the wall can migrate through the dab lines without getting trapped. We use this on internal cross-walls inside the same terraces where the room side wants a hard finish but the building has to keep breathing.
3. Independent metal stud with mineral wool
For the worst exposed gable walls on the Sally / Seedley Top side, we build an independent 50mm metal stud frame stand-off from the brick (no direct contact, so no cold bridging), fill with 50mm mineral wool, and face with a 15mm standard plasterboard. The cavity behind the stud is left vented at the top and bottom so any moisture that does get in can drain out. This is the only system where a vapour control layer is appropriate, and we put it on the warm side of the mineral wool only.
Listed-Building Consent and the Salford Conservation Officer
Salford City Council currently lists more than 80 statutory listed buildings and 17 designated conservation areas within the borough. Most of the M7 terraces are not listed in their own right, but they sit inside one of those conservation areas, and a number of the corner pubs, churches, and former mill buildings nearby are listed Grade II. Where your home shares a wall with, sits within the curtilage of, or is directly attached to a listed structure, internal alterations can still trigger listed-building consent under Section 8 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
The threshold that matters is whether the work affects the building's special architectural or historic interest. For drylining, that typically means:
- Removing or covering original lime plaster, cornicing, or skirting that is part of the protected fabric
- Drylining over the inside face of an external wall where this alters the building's character or moisture performance in a way the conservation officer judges harmful
- Any work that changes the section of structural timbers, chimney breasts, or shared walls with a listed neighbour
In practice, on the M7 terraces we work on, the council's conservation officer is happy with breathable lime-compatible systems and unhappy with anything that introduces a vapour barrier. We always request a pre-application conversation through planning.salford.gov.uk before any work starts, and we prepare a short method statement (board type, fixing method, finishes, vapour strategy) the conservation officer can review. That usually takes two to three weeks and avoids the much longer listed-building consent route.
Building Regulations: Part B, Part E, and Part L on a Conservation Terrace
Conservation status does not exempt a project from Building Regulations, and we always notify building control at Salford City Council via the standard application route. The three parts that matter on Summerfield / Seedley work are:
- Part B (Fire Safety). If we are forming new rooms in what was a single house, or working on a House in Multiple Occupation conversion, the partition walls and ceilings have to deliver 30 or 60 minutes' fire resistance. We use 12.5mm or 15mm fire-rated plasterboard on the metal stud, with all joints taped and the perimeter sealed with intumescent sealant.
- Part E (Sound). Where the property is being converted into separate flats (very common in this part of M7), separating walls and floors have to hit 45 dB minimum airborne sound reduction. We build twin-frame partitions with 50mm mineral wool in the cavity, two layers of 15mm acoustic plasterboard each side, and isolate the stud frames so vibrations do not bypass the insulation.
- Part L (Conservation of Fuel and Power). Existing dwellings are exempt from the full Part L target if the work is a like-for-like repair, but the moment you re-line an external wall you trigger an improvement to a reasonable U-value. The breathable systems above land you at around 0.55 W/m²K, which is comfortably within the Part L "consequential improvement" expectation.
Typical Project: A Three-Bed Victorian Terrace on Duchy Street
A typical project we run in this conservation area is a back-to-back Victorian terrace, around 85m² over two floors, where the owner wants warmer external walls, replastered internal walls, and a clean ceiling finish. The scope usually runs:
- Strip existing gypsum/plaster back to bare brick on the front and rear external walls
- Install treated timber battens on the external walls and fix 30mm wood-fibre insulation board
- Dot-and-dab lime-bonded plasterboard to internal cross-walls and chimney breast reveals
- Overboard the existing lath-and-plaster ceiling with 12.5mm plasterboard on a separate counter-batten to preserve the original ceiling below
- Tape, joint, and apply a lime-compatible skim finish throughout
- Re-fix original picture rails, dado rails, and skirting where they were removed for access
For an 85m² terrace of this type, expect a programme of roughly 8-10 working days with a crew of two, and budget in the region of £11,000-£14,000 for the breathable drylining package, depending on the chimney breast work and whether any sash-window reveals need rebuilding. The original lath ceilings are almost always retained rather than replaced, both for cost and because the conservation officer will expect them to stay.
One thing we always flag at the survey stage: if the chimney has been decommissioned and the hearth opened up, the chimney breast should be vented at the top and bottom before it is drylined. Trapped fireplace chimneys are the single most common cause of brown staining on new plasterwork in the M7 terraces.
Common Mistakes We See on Conservation-Area Drylining in M7
In our experience, the same four problems show up on summer renovation projects in the conservation area:
- Foil-backed plasterboard directly on a solid wall. This traps moisture in the brick, kills the wall's breathability, and produces the classic winter black mould on the bedroom external walls.
- Foam insulation sprayed into the cavity between joists above the lath ceiling. This seals the ceiling from above and stops moisture from the room below escaping into the loft, leading to condensation staining on the upstairs external walls.
- Coving removed without the conservation officer's agreement. Original lime coving in the front room and hallway is almost always retained in this conservation area, and removing it without consent is the most common reason for an enforcement notice.
- Damp-proof paint or bitumen tanking applied to the internal face of the gable wall. This forces moisture into the shared party wall instead, damaging the neighbour's fabric. The correct fix for a damp gable is an external breathable render or, where that is not possible inside a conservation area, the independent metal-stud system described above.
How We Work With the Conservation Officer
Our process on a conservation-area drylining project is deliberately front-loaded. Before any boards arrive on site we submit a short method statement to Salford City Council's conservation officer through planning.salford.gov.uk, with the board specification, fixing detail, and vapour strategy attached. Where the property is attached to a listed structure we also write to the council's building control surveyor to confirm whether listed-building consent is needed or whether the work falls under permitted development.
The conversation usually takes two to three weeks. We have a good working relationship with the conservation team from years of projects in Broughton, Seedley, Monton, and Worsley, and we know the questions they will ask. Most projects sail through at pre-application stage, which means we are lifting boards inside the house within four weeks of the first site visit.
Costs and Programme for Summerfield / Seedley
For budgeting purposes on a typical Victorian terrace in the M7 conservation zone, indicative figures for a breathable lime-compatible drylining package are:
- External wall lining (wood-fibre + lime plasterboard on battens): around £75-£95 per square metre of wall
- Internal cross-wall dot-and-dab in lime adhesive: around £38-£48 per square metre
- Ceiling overboard on counter-batten with skim finish: around £32-£42 per square metre
- Independent metal-stud gable wall with mineral wool: around £95-£120 per square metre
A typical 85m² three-bed terrace in the conservation area lands somewhere between £11,000 and £16,000 for a full breathable drylining package, finished to plaster and ready for decoration. These figures are sensible mid-2026 ranges for Salford; the wider Greater Manchester market is broadly in line, with London and the South East pushing 25-40% higher.
